The valuation report does not reflect future discounted cash flow value...
The most appropriate valuation methodology is to use discount to NAV, and thats how most research analysts value real estate company. 2nd Tier developers (like 3333.HK, 2777.HK) tend to have a 30~40% discount to NAV

I feel positive because the construction projects are intangible, so it can be transfer to them easily in listing rules

commercial propeties is more complex in listed rules if the asset is large

I feel positive because the construction projects are intangible, so it can be transfer to them easily in listing rules


It won't be an all-in-one time asset injection. Usually it will inject the asset step by step... =)

I also find the 830 story is very appealing as well =)

The first step will usually begin after the 1st year of acquisition and the amount of the asset injection can not be 100% more than the market cap, asset size, earnings, income and equity of the acquired company within 2 years

By the way, they are in the process on expanding its landbank at the same time.

有時間我試下講下過去例子.

正如法例一樣,概念永遠話唔得,亦有相關條文,但亦永遠有聰明仔可以避開佢.
